New Hotel Development

We welcome joint venture development opportunities that provide long-term relationships for both Kelco Hotels and our partners. Kelco Hotels brings over 80 years of experience in hotel development projects from initial concept, through plan development, through construction, to stabilized operation and/or disposition.

Kelco Hotels has a variety of services available to assist Developers. Our team of Hospitality Professionals bring the expertise and industry knowledge to meet the numerous requirements of your project. Our services include, but are not limited to, the following:


       • Assist in site selection and evaluation.
       • Evaluate market to determine benefits of available franchise brands.
       • Determine hotel development feasibility and IRR analysis.
       • Prepare construction development and operations financial pro forma.
       • Analyze and provide recommendations regarding legal and joint venture options.
       • Analysis of preliminary construction cost estimates.
       • Provide appraisal recommendations.
       • Assist in selection and coordination of attorney, architect, civil engineer,
          project manager, general contractor, FF&E procurement and interior design.
       • Identify and implement pre-opening services.
       • Assist in analysis of construction, financing, permanent debt, refinancing and
          disposition opportunities.
       • Assist in analysis and selection of necessary insurance.
       • Provide long-term management contract services.


Investments

Kelco is actively searching to acquire a portfolio of premium branded select service hotels that offer a combination of consistent demand and upside potential. Premium branded select service hotels provide stable returns on investment during various economic cycles. Kelco will focus on premium brands including Marriott, Hilton, IHG, Starwood, and Choice branded hotels which offer strong market recognition, the most productive reservation systems in the industry, and multiple exit options.

Acquisitions well below replacement cost and the potential for strong growth in value from institutional-grade hotels drive our strategy. Increases in demand coupled with slow supply growth have produced improving industry fundamentals that should lead to valuation growth for well located and efficiently operated hotels.

Through opportunistic acquisitions, capital improvements, and effective property management, equity will be created.
